Former Hospital Site Land Use Options

On May 2, 2017 Council gave staff the green light to seek public feedback on three land use options for the former Oakville-Trafalgar Memorial Hospital site. Staff will report back to Council on the results of the community consultation process at the June 27 Special Meeting of Council.

  1. Option 2 - Westerly Community Centre

    • Park and Community Center is focused on Reynolds Street, while drop-off and parking garage access is provided from the Lawson Street intersection
    • Single detached residential north of OTHS and parking garage
    • Townhouses, served by a private lane, are proposed east of the former high school (OTHS), south of the parking garage
    • Single detached lots fronting Allan

    • 33 single-detached lots
    • 19 townhouse lots
    • Density: 21.5 units per hectare (uph)
    • Park: 0.56 ha (1.39 acres)

  2. Option 1 - Modified 2013 Concept

    • Integrates community centre with former high school
    • Single detached residential north of OTHS and parking garage
    • Some townhouse development along Reynolds Street
    • New east-west street that would connect Allan Street to Reynolds Street
    • 33 single-detached lots
    • 37 townhouse lots
    • Density 23.4 units per hectare (uph)
    • Park: 0.32 ha (.78 acres)

  3. Option 3 - Northerly Community Centre

    • Community Centre is proposed to be centrally-located in this concept, just north of the parking garage.
    • Access could potentially be from the new public street to the north with a drop-off from Allan Street. This driveway also serves to provide access to the parking garage.
    • The park is prominently located along Reynolds frontage while a residential layout is proposed east of the former highschool, similar to Option 2.

    • 36 single-detached lots
    • 29 townhouse lots
    • Density: 24.7 units per hectare (uph)
    • Park: 0.41 ha (1 acre)

  7. Safety first!

    Allan and Reynolds are busy roads with sidewalks that are too narrow or non-existent. Any layout should allow for new, wide sidewalks, safe for young, old, and possibly cyclists.
    Also, include off-road bus stops and plenty of drop off/pickup spaces to minimise congestion.

  8. None is ideal, but 2 or 3 preferred over 1.

    Please design a layout that will allow the retention of the many old trees and established shrubs that are currently on and around the site.

  10. Incorporate some subsidized housing

    Incorporate some subsidized housing into the housing development. It should be located in this neighbourhood as it is in other areas of Oakville. This will be ideal for disadvantaged families because it will be near a community centre, parkland and good schools.

  11. Please focus on affordable housing options to relieve the waitlist for subsidized housing!

    The current waitlist for subsidized housing is several years long. Those in abusive situations or in shelters may have to wait as long as a year. We need more lower income housing and less multi-million dollar options!

  12. And please reduce the footprint of the residential component, and what you do do, keep modest

    Please reduce the footprint of the residential component, and increase the open flow for walkability and active living, perhaps with adult exercise stations
